Belmont City’s Planning Commission has approved a significant residential expansion project that will add a new second story to an existing home, enhancing both its size and aesthetic appeal. The proposed addition will encompass 1,006 square feet on the upper level and an 85 square foot bump-out on the lower floor, bringing the total expansion to 1,818 square feet.
The current home, which sits on a 6,070 square foot lot, will see its total floor area increase to 3,229 square feet, just shy of the maximum allowable gross floor area of 3,235 square feet. The project adheres to Belmont’s single-family design review requirements, ensuring that the design is well-articulated and consistent with residential guidelines. Notably, the design will not impact public views, maintaining the community's aesthetic standards.
The site plan includes a front setback of 20 feet and side setbacks of 6 feet and 5 feet 10 inches, with a rear setback of 49 feet. Although the left side does not meet the standard setback requirement, a zoning ordinance exception allows for the continuation of nonconforming walls, ensuring compliance with existing site conditions.
The architectural design features a contemporary modern style, characterized by a "wedding cake" look with articulated sections on the second story. To address privacy concerns from neighbors, the design minimizes window placements on both the upper and lower levels, reflecting the homeowner's consideration for the surrounding community.
The exterior will showcase a combination of white and black trims, dark brown windows, and a mix of siding and cement board materials, contributing to a modern yet cohesive look. This project not only enhances the property but also aligns with Belmont's commitment to thoughtful residential development.
