The proposed project, which will occupy a 1.4-acre site formerly home to Commerce Bank, includes a four-story building featuring 4,829 square feet of commercial space on the ground floor and 16 residential units above.
The development aims to enhance the vibrancy of downtown Kirkwood, with a design that incorporates a parking structure with 111 spaces, including accessible options and bike racks. The project is designed to meet the city’s zoning requirements, which mandate commercial use on the ground floor along Kirkwood Road, while allowing for residential units above.
City officials emphasized the importance of aligning the new architecture with the historic character of Kirkwood. Feedback from council members highlighted the need for a design that reflects the community's aesthetic preferences, particularly in light of past criticisms of nearby developments. The developers have committed to revising the architectural plans to incorporate more traditional materials and features that resonate with the local heritage.
In addition to the residential and commercial components, the project includes landscaping plans that feature 25 canopy trees and various flowering plants, contributing to the beautification of the area. The council also discussed the potential for additional on-street parking to support the commercial space, addressing concerns about parking availability during peak times.
