A new roadway access plan is taking shape in Richland, with multiple entry points set to enhance traffic flow for the upcoming Peach Tree Estates 2 development. The project, currently under construction, will utilize Gage Boulevard, which is being upgraded to a rural road section. This road will intersect with Queens Gate, providing a vital access point expected to open for vehicular travel once the final plat is accepted by the city.
In addition to Gage Boulevard, the preliminary plat will also be accessible via Water Hill and Dulces Avenue. Water Hill is already operational, serving as part of the existing Peach Tree Estates 1 development. Dulces Avenue is currently under construction, further expanding access options.
A significant future improvement is on the horizon, as plans for a roundabout at the intersection of Gage Boulevard and Queensgate Boulevard are in the works. While not a requirement for the current project, developers have collaborated with the city to provide preliminary designs for this roundabout. The aim is to secure the necessary right-of-way for this city capital improvement project, which is part of the city’s Tax Increment Financing (TIF) program.
