The application, presented by Ginny Bridal, sought to change the zoning of two parcels totaling 2.61 acres from Commercial and Professional Office District (BA 2) and Planned Commercial District (PCD) to Neighborhood Business District (BA). This change will allow for the construction of a convenience store, likely to be a 7-Eleven, which will include seven double gas pumps, providing 14 fueling stations for motorists.

The project aims to create a unified development plan, ensuring consistent zoning and land use across the lots. The convenience store is anticipated to occupy approximately 4,900 square feet and will feature a design that includes about 30% open space to buffer against adjacent properties. The development will also adhere to the county's landscape code, which requires the planting of trees and maintaining green space.

Commissioner Skromlo emphasized the importance of this facility, noting that the corridor is one of the busiest in the county. He expressed support for the project, highlighting that increased competition in the area could lead to lower gas prices for residents.

The Planning Commission had previously reviewed the application and recommended approval unanimously. With no public opposition voiced during the meeting, the board voted 5-0 in favor of the rezoning, marking a positive step towards enhancing local services and infrastructure.
