The focus of the meeting was a presentation by Pedro Gassant, principal of the Sankofa Group LLC, who outlined plans for a mixed-use development that aims to enhance the community while addressing the pressing need for affordable housing and local amenities.
Gassant emphasized the strategic location of the proposed site at the intersection of Fifteenth and MLK Boulevard, which is poised for redevelopment due to ongoing improvements in the area, including the nearby MLK Recreation Center. This facility, currently under construction with a budget of $14.7 million, is expected to be completed by fall 2025, further enhancing the attractiveness of the neighborhood.
The proposed development includes approximately 60 apartment units and 22 townhomes, designed to create a vibrant community atmosphere. Gassant highlighted the importance of integrating commercial spaces, particularly a grocery store, to serve the local population and combat the existing food desert in the area. The development aims to foster pedestrian-friendly spaces, including a plaza in front of the grocery store, to encourage community interaction and activity.
Board members expressed enthusiasm for the project, recognizing the potential benefits it could bring to Glenwood. Questions regarding funding were addressed, with Gassant noting that the project is budgeted between $30 million and $60 million, supported by equity partners and banking relationships. The timeline for the project is estimated to span 24 to 36 months, contingent on necessary site assessments and permitting processes.
