A significant development project in Waller County is moving forward, thanks to a collaborative effort between local officials and KB Home. During the Commissioners Court meeting on May 14, 2025, the approval of a new residential subdivision was highlighted, addressing concerns over access and infrastructure.
Commissioner Smith raised critical points about the initial plan, which featured only one entrance for over 540 homes. In response, the developer worked closely with the county's engineering team to secure a second entrance off Penick Road, alleviating traffic concerns. The project will be constructed in two phases, starting from the west to ensure at least one access point remains outside of flood-prone areas. The county's hydrologists will continue to monitor drainage impacts to prevent adverse effects on surrounding areas.
In addition to the subdivision, the court discussed a proposed radius variance for street requirements, which was approved. This variance allows for a more flexible design while maintaining safety and accessibility standards.
The meeting also touched on the Bluebonnet development agreement, which encompasses 229 acres and will include 876 lots. The agreement includes provisions for park funding and traffic control measures, ensuring that the infrastructure keeps pace with the growing population. Developers will contribute financially to road improvements, including a significant upgrade to Morrison Road, which is set to expand from a two-lane to a three-lane concrete boulevard.
