Idaho Falls is gearing up for a significant urban renewal initiative, as discussions surrounding a proposed new urban renewal district on Lataw Avenue took center stage at the recent Redevelopment Agency meeting. The proposal, presented by Austin Fitzgerald of Angelo Development, aims to transform approximately 14 acres of underdeveloped land into a vibrant community hub featuring higher density housing and commercial spaces.
Fitzgerald outlined the challenges faced in developing the site, including difficult terrain and fragmented ownership, which have hindered progress for years. "Most developers have opted to go to the outskirts of town, where they don't have these types of challenges," he noted, emphasizing the need for revitalization in this area.
The vision for the new district aligns with a recent study by Utah State University, which highlighted the potential for a walkable community integrated with green spaces and essential services. Fitzgerald envisions a mix of affordable housing options, including condos and townhomes, alongside commercial areas that could host grocery stores and farmers markets.
The proposed development aims to enhance the connection to the nearby greenbelt and Grama Park, fostering a sense of community and accessibility.
