A significant development proposal took center stage at the Boca Raton Planning and Zoning Board meeting on August 21, 2025, as the board reviewed an amendment for a major residential and retail project at 171 West Camino Real. The proposal seeks to build two eight-story buildings featuring 394 residential units and approximately 8,632 square feet of retail space, alongside a seven-level structured parking facility.
The project, which is part of a larger 9.13-acre site, aims to enhance the downtown area while adhering to city zoning regulations. The developers are requesting a technical deviation to reduce the required driveway width from 34 feet to 33 feet, a change that has received support from the city traffic engineer. Additionally, the plan includes the abandonment of two existing utility easements to accommodate the new construction.
Ellie Zacharias, representing the developers, highlighted the success of Phase 1 of the project, which included 346 multifamily units and was completed with high occupancy rates shortly after opening. She emphasized the quality of construction and the commitment to community engagement, noting that the developers invested over $2 million in traffic improvements during Phase 1 to address local concerns.
The proposed Phase 2 development is designed to integrate commercial components, including a business center and additional retail spaces, while maintaining ample open space—40.37% is provided, exceeding the 40% requirement. The project also features pocket parks and landscaped areas to enhance the community's aesthetic and recreational offerings.
The board's recommendation for approval follows a positive review from the Community Advisory Board, which voted unanimously in favor of the project. The Development Services Department also supports the application, citing compliance with city ordinances and the potential for positive impacts on the downtown area.
As the proposal moves forward, it promises to reshape the landscape of Boca Raton's downtown, blending residential living with commercial opportunities and community spaces. The next steps will involve further evaluations and potential approvals as the city continues to develop its urban core.
