Palm Desert City Council Reviews Pulte Homes Development Agreement for New Senior Community

Residents of Indio can look forward to significant developments in their community as the City Council approved a crucial development agreement for the Desert Tree project during their meeting on August 20, 2025. This agreement paves the way for the construction of an active adult community, which will feature up to 1,500 homes designed for residents aged 55 and older.

The project, which was initially approved two years ago, includes plans for a central community clubhouse, sports courts, and a lake, enhancing the quality of life for future residents. The development agreement outlines essential public infrastructure improvements, including a new electrical substation, which is vital for both the current project and future developments in the area. Pulte Homes, the developer, will contribute approximately $2.5 million towards the construction of this substation, with additional payments scheduled throughout the year.

In addition to the substation, the agreement includes significant roadway enhancements. Avenue 40 will be widened, and a new traffic signal will be installed at the project's main entrance. These improvements aim to facilitate better traffic flow and accommodate pedestrian, bicycle, and vehicle traffic, benefiting the entire community.

The City Council also discussed the potential for a Community Facilities District (CFD) to finance some of the infrastructure costs, ensuring that the tax rate for new homes remains below 2%. This financial strategy is designed to support the construction of necessary public facilities, including a police station and fire facilities, while keeping costs manageable for residents.
