Richmond City Planning Commission has approved a special use permit for the construction of four single-family homes on Georgia Avenue, a decision that could reshape the neighborhood's landscape. The commission voted unanimously to recommend the project, which involves subdividing two existing parcels at 1711 and 1715 Georgia Avenue into four lots, each designated for a single-family dwelling.
David Watson, a city staff member, presented the proposal, highlighting that the combined area of the properties is 18,526 square feet. While the project aligns with the Richmond 300 master plan for residential use, it does not meet current zoning requirements for lot size and width. Despite this, the commission noted that the proposal is consistent with the existing conditions in the area, where most lots do not conform to the R-5 zoning standards.
The applicant, Will Gillette from Baker Development Resources, emphasized the project's potential to enhance the neighborhood by renovating an existing historic home and introducing modern, efficient designs for the new homes. He reported that neighborhood outreach had been conducted, with a letter of support received from the local civic league.
The commission's approval now moves to the city council for final consideration, marking a significant step in Richmond's ongoing development efforts. As the city continues to grow, this project reflects a commitment to infill development while addressing community needs.
