A major development opportunity is on the horizon for Prince George County, as officials discuss the addition of key parcels to the local enterprise zone. This strategic move aims to stimulate economic growth and attract commercial investment, particularly in light of the nearby Petersburg Casino, located just 2.4 miles away.

During the recent government meeting, leaders highlighted the potential of two significant sites. The first is a parcel that, if added to the enterprise zone, would enhance development prospects in the area. The second, known as the Massenburg site, is a 54.65-acre parcel that landowners have formally requested to be included in the zone. This site is currently being marketed for commercial or industrial use, aligning with the county's comprehensive land use plan.

In addition to these site additions, officials proposed the adoption of a local ordinance to establish consistent regulations for the enterprise zone. This ordinance would streamline the administration of local incentives and ensure that all incentives are processed through the Economic Development Authority, promoting transparency and efficiency.

The process for modifying the enterprise zone is guided by the Department of Housing and Community Development, which requires preliminary discussions to outline plans for incentives and boundary adjustments.
