Planning Board Approves Improvements for Lord And Taylor Site in Market Street

The Yonkers City Planning Board convened on July 9, 2025, to discuss significant developments regarding the former Lord and Taylor site located at 135 Market Street. The primary agenda item focused on a site plan application aimed at improving the vacant property to accommodate a new tenant and enhance pedestrian access.

The board determined that no further environmental review was necessary for the project, in accordance with 6 NYCRR Part 617.5. Following this decision, the board moved to approve the site plan application, which includes several key improvements. These enhancements involve facade and storefront renovations, the enclosure of approximately 3,400 square feet of existing second-story walkway space for interior use, and modifications to the pedestrian crosswalk in front of the site.

The proposed crosswalk improvements will widen the area and elevate the curb, ensuring that pedestrians do not have to step down to cross Market Street. The board stipulated that any modifications to the approved site plan must be submitted for further review, and a complete copy of the planning board's resolution must be included in the approved plans. Additionally, the applicant is required to provide electronic PDFs of the site plans to the planning bureau within two weeks of the board's approval.

The motion to approve the site plan passed unanimously with a vote of seven to zero.
