A significant zoning amendment proposal took center stage at the Prince William County Board of County Supervisors meeting on July 29, 2025, as Cloud HQ sought to enhance its data center campus. The proposal aims to add an Office Mid-Rise (OM) zoning category to a 22.5-acre site, currently designated for planned business and industrial uses.
The amendment is designed to align the property’s zoning with its intended use as a data center, which is supported by the county's comprehensive plan. The proposed building will stand 70 feet tall, with a footprint of 235,200 square feet, and will include a 20-foot setback due to site constraints. This adjustment is necessary because the existing zoning requires a larger setback that the site cannot accommodate.
In addition to the zoning changes, Cloud HQ has committed $243,100 to improve pedestrian connectivity along Harry J. Parish Boulevard and plans to maintain approximately 59% of the site as open space, with 46% remaining undisturbed. The proposal also includes reforestation efforts to restore areas affected by utility crossings.
The meeting concluded without questions from the board, indicating a smooth path forward for the proposed amendments. This development reflects the county's ongoing efforts to support technological growth while balancing environmental considerations.
