During the meeting, Tom Cole, representing the Bartley Corporation, introduced Andrew Bartley, who provided details about the property and its current use. Bartley confirmed that the dealership sells and services trailers, a business that has been operating on the site since before the original zoning regulations were established in 1948. The property was officially recognized as a nonconforming use in 2015, allowing it to continue operations despite zoning restrictions.

The proposed expansion includes a new building of approximately 4,970 square feet, which would not exceed 47.1% of the total gross floor area of existing structures. Bartley assured the hearing examiner that the enlargement would not change the nature of the business, violate zoning regulations, or adversely affect neighboring properties.

However, due to delays in the permitting process, that approval lapsed, necessitating the current request.
