In a recent meeting of the Waukesha Plan Commission, discussions centered around a proposed senior housing development by Tuca Properties, which aims to create a vibrant community for seniors along Meadowbrook Road. The project, which has evolved from earlier proposals, is now envisioned to include 118 units, featuring a four-story building with independent and assisted living options, as well as duplexes for independent living.

The proposed site, located just north of Coldwater Creek, has been a focal point for development discussions in the past. Tuca Properties has shifted its focus from an earlier site near Oliver Park to this new location, which they believe offers a better fit for their vision. The design includes a mix of living arrangements, with 64 independent and assisted living units in the main building, alongside 25 units dedicated to assisted living with care services and 29 units for memory care. The addition of duplexes aims to provide a continuum of care, allowing residents to transition as their needs change.

Commission members expressed enthusiasm about the project, noting its potential to enhance the community's offerings for seniors. The design aims to preserve existing tree lines to maintain a natural buffer between the residential and future commercial areas, addressing concerns about the visual impact of the four-story structure. The elevation of the site, which rises significantly from Meadowbrook Road, was a point of discussion, with members acknowledging that the building's height might be more prominent than initially perceived.

Community engagement emerged as a critical theme during the meeting. Several commissioners emphasized the importance of involving local residents, particularly those living across Meadowbrook Road and in nearby Woodland Hills, in the planning process. They urged Tuca Properties to hold discussions with neighbors to address any concerns about the development's impact on the area.

As the proposal moves forward, Tuca Properties is seeking feedback from the Plan Commission to refine their plans before proceeding with the necessary zoning changes.
