Denton's Planning and Zoning Commission has approved a new healthcare facility in the Razor Ranch area, marking a significant step towards enhancing local medical services. The proposed development will feature a two-story building encompassing approximately 63,000 square feet, designed to accommodate 40 patient beds primarily for rehabilitation services. This facility aims to support patients recovering from various health issues, although it will not provide surgical services.

The site, located within the South Mixed Use District 1 sub-area of Razor Ranch, is strategically positioned near existing multifamily housing and a major hospital, making it a valuable addition to the community. The development will include a patient rehabilitation courtyard and outdoor seating areas for both patients and staff, promoting a healing environment.

In terms of infrastructure, the plan includes 82 vehicular parking spaces and six bicycle parking spaces, ensuring accessibility for all visitors. The facility will connect to the internal circulatory system of Razor Ranch, with public access easements facilitating movement throughout the area. Additionally, the landscaping plan meets city requirements, featuring 27% landscape area coverage and a 53% tree canopy coverage.

Commission staff recommended approval of the site plan, confirming that it aligns with the Razor Ranch overlay ordinance. While public engagement was not conducted for this site plan, the commission noted that the facility is a permitted use and is expected to be welcomed by local residents, particularly those living in nearby senior housing.

This development not only enhances healthcare access in Denton but also reflects the city's commitment to fostering a well-rounded community with essential services readily available to its residents.
