League City officials have taken a significant step towards enhancing community infrastructure with the proposed Midline Planned Unit Development (PUD), which was discussed during the Planning and Zoning meeting on July 21, 2025. The development, covering approximately 466.5 acres, is set to include a mix of residential and commercial spaces, with 264 acres designated for single-family homes and 50 acres for commercial use.

A key feature of the Midline PUD is the planned construction of a new fire station at the intersection of Beamer Road and Grissom Road, which will occupy a four-acre tract. This addition aims to improve emergency response capabilities in the area. The development will also facilitate the extension of Beamer Road, enhancing connectivity within the community.

The proposal includes a total of 1,337 residential lots, with sizes ranging from 50 to 70 feet wide. The development is designed to meet parkland requirements, providing 25.1 acres of private parkland and approximately 15 acres of public parkland, exceeding the city's requirements. The developer will be responsible for any parkland dedication fees if they fall short of the required acreage.

An extensive network of trails is also planned, ensuring that parks and detention areas are interconnected, promoting outdoor activities and community engagement. City staff have determined that the PUD aligns with the city's comprehensive plan, recommending its approval based on the benefits it will bring to the community.

During the public hearing, community members expressed their support for the project, highlighting its potential to enhance local amenities and infrastructure. The approval of the Midline PUD marks a proactive step towards accommodating growth in League City while ensuring that essential services and recreational spaces are prioritized for residents.
