Local Residents Oppose Philippine Cultural Center's Rezoning for High Volume Event Venue

Residents of Hillsborough County expressed strong opposition during a recent zoning hearing regarding a proposed events venue at the Philippine Cultural Center, which could significantly alter the character of their residential neighborhood. The proposal seeks to establish a high-intensity venue that would operate seven nights a week until 11 PM, raising concerns about noise, traffic, and safety.

Fraser Henderson, a local resident, highlighted that the venue is surrounded by thousands of homes and protected wetlands, arguing that the area is not suitable for such high-volume activities. He pointed out that the traffic study indicated the existing road infrastructure is inadequate to support the anticipated increase in visitors, which could lead to severe congestion and safety hazards, particularly for children traveling to nearby schools.

Other residents echoed these concerns, emphasizing that the proposed zoning changes would strip the property of its current tax-exempt status, leading to a dramatic increase in property taxes from approximately $3,500 to an estimated $75,000 annually. This financial burden raises questions about the venue's viability, as it would likely require hosting numerous large-scale events to cover the costs.

John Restaino, another speaker, noted that while the PhilFest event is valued by the community, the proposed changes could lead to a range of events that stray from the center's cultural mission. He expressed worries about the potential for noise disturbances and traffic increases that could disrupt the peaceful suburban environment.

Amanda Sifter and Abigail Cronin also raised issues regarding compliance with existing regulations, citing past violations related to noise levels and event scheduling. They argued that the center has historically hosted events beyond its intended cultural focus, which could continue if the zoning changes are approved.

The Eagles Master Association, representing a nearby residential community, voiced concerns about the lack of notification regarding the proposed changes and requested a delay to consult with traffic engineers. They highlighted the potential for increased traffic and safety issues, particularly given the limited access points in the area.
