Development Team Requests Setback Waivers for 54 Story Brickell Project 7 Broadway

The Urban Development Review Board of Miami convened on July 16, 2025, to discuss a significant development project known as "7 Broadway," located at 41 and 75 Southwest Fifteenth Road in the Brickell Village area. The proposed project is set to feature a 54-story building with 113 residential units and 193 parking spaces, covering over 400,000 square feet.

During the meeting, the development team outlined several waivers they are seeking to facilitate the project. These include reductions in principal and secondary frontage setbacks above the eighth story, as well as adjustments to side and rear setbacks. Specifically, the front setbacks are proposed to decrease from 20 feet to 10 feet, while side setbacks would be reduced from 30 feet to 25 feet. Additional waivers requested include permission for parking encroachment and a decrease in the minimum separation distance for vehicular access.

The team emphasized the challenges posed by the site's small, triangular shape and its proximity to existing structures, including the metro mover and Simpson Park. They presented a model of the building to provide context and illustrate how the design integrates with the surrounding area.

The architects also noted that the project complies with ground floor setback requirements but seeks to build straight up from the frontage above the eighth story. They explained that the design had to accommodate specific height regulations due to FAA and MDET flight path restrictions.

The meeting concluded with the architects expressing gratitude for the board's service and inviting questions about the project.
