Planning Commission approves PUD rezoning for 50-unit subdivision in Quiet Country Lane

The City of Jacksonville's Land Use & Zoning Committee has taken a significant step towards expanding housing options in the area by approving a Planned Unit Development (PUD) rezoning ordinance. This ordinance, numbered 2025-591, seeks to rezone approximately 22 acres of land from residential rural acre to a PUD, allowing for the development of a single-family subdivision with a maximum of 50 units.

Located at the end of Quiet Country Lane, just north of Dunn Avenue, the proposed development aligns with the city's comprehensive plan, which supports low-density residential use. The project is designed to cluster homes outside of wetlands along the eastern property boundary, ensuring environmental considerations are met. The density of the development will be approximately 2.2 units per acre, well within the allowable limits.

A traffic impact analysis conducted on June 16 indicates that the surrounding roads, including Bridges Road, will maintain low traffic volumes post-development, with no significant improvements required beyond a contribution to the mobility fund. The development will also feature a 25-foot natural buffer along the southern property boundary and fencing to enhance privacy.

The Planning Commission previously reviewed the application on June 20, where it received unanimous support, with no opposition voiced during the meeting. The committee's recommendation for approval reflects a commitment to meeting community housing needs while adhering to established zoning standards.
