The Santa Clara City Council has taken a significant step towards increasing housing availability in the area by approving a new residential development project during their meeting on July 15, 2025. The council unanimously adopted a mitigated negative declaration and a mitigation monitoring program, paving the way for the construction of eight semi-attached single-family homes at 2303 Giannere Street.
The proposed development, which includes eight individual lots and one common area lot, requires a planned development change due to current zoning restrictions. The project aligns with the city’s general plan and land use policies, as it meets all necessary requirements for planned developments. Community Development Director Afsha Hamid presented the project, highlighting its compliance with updated zoning codes and its consistency with surrounding developments.
Each of the two-story homes will be approximately 2,500 square feet, featuring two parking spaces per unit and additional guest parking. Notably, seven of the homes will be market rate, while one will be designated as below market rate, addressing the community's need for affordable housing options. The project also includes a comprehensive landscaping plan to enhance the area.
The planning commission had previously recommended approval of the project, which underwent public outreach in March, attracting community feedback primarily focused on traffic and parking concerns. The council's decision reflects a commitment to addressing housing shortages while adhering to environmental and community standards.
With this approval, the project will now proceed to the architecture review committee for further evaluation. The city anticipates that this development will contribute positively to the local housing market and support the ongoing efforts to create more diverse living options for residents.
