Dallas Habitat for Humanity is seeking a special exception from the city's tree mitigation requirements to facilitate the construction of 27 affordable housing units in Pleasant Grove. During a recent Board of Adjustments meeting, representatives from Habitat outlined the challenges posed by the heavily wooded and uniquely shaped property, which complicates development and significantly increases costs.

Rob Baldwin, representing Habitat, emphasized that the tree mitigation costs could reach approximately $1.1 million, translating to about $40,000 per lot. This financial burden, combined with the expenses of building necessary infrastructure such as roads and utilities, could push the price of the homes into the $400,000 range, far exceeding the target affordability for low to moderate-income families.

Baldwin noted that the project has garnered support from local officials and community members, although formal letters of support were not submitted due to potential conflicts of interest. He highlighted the importance of the project in transforming an area currently plagued by crime and neglect into a vibrant community of homeowners.

Hailey Coats Huseman, Chief Real Estate Officer at Habitat, added that the organization is also engaged in a home repair program for existing homeowners in the area, further demonstrating their commitment to community development. She mentioned ongoing partnerships with local organizations to plant trees and enhance the neighborhood's environment.
