A significant zoning change is on the horizon for a property located at 13527 Southwest Loop 410 in San Antonio, as the Zoning Commission discussed a proposal to transition the site from low-density multifamily (MF25) and residential single-family (R5) districts to a commercial district (C2) with conditional use for auto and light truck auctions.

During the July 15, 2025 meeting, the commission reviewed the proposal, which received 32 notices mailed out, with 4 in favor and none opposed from nearby residents. Notably, there were 90 supportive responses from property owners outside the immediate 200-foot radius. The proposed commercial use aligns with the existing development pattern of the surrounding area, which includes various commercial and industrial zones.

The applicant's representative, Emily Weisler, highlighted that the existing R5 zoning was deemed inappropriate for the property, while the MF25 designation was considered suitable. The proposal aims to create a C2 block on the western portion of the property, which is currently zoned MF25, and includes a conditional use for an auto auction facility. The plan also incorporates a 15,000 square foot building and parking for the auction house, which is set to relocate from its current leased property.

The commission recommended approval of the zoning change with specific conditions, including operational hours from 8 AM to 6 PM, a 30-foot landscape buffer adjacent to residential areas, and downward-facing lighting to minimize light pollution. The applicant expressed acceptance of these conditions, emphasizing their commitment to community engagement and service.

This zoning change represents a pivotal moment for the area, as it not only facilitates the relocation of a long-standing community business, Alamo Auctioneers, but also aligns with the broader development goals of the region, including the nearby Methodist Hospital project. The commission's decision is anticipated to foster further commercial growth and enhance the local economy.
