Grand Prairie partners with Providence Realty on ambitious Goodland development plan

The Johnson County Commissioner’s Court meeting on July 14, 2025, focused on the ambitious Goodland development project, a proposed 5,000-acre community that aims to transform the area near Grand Prairie. Daniel Toya from Providence Realty outlined the project's scope, which is expected to accommodate around 40,000 residents upon completion. The development is strategically located at the intersection of U.S. Highways 287 and 360, providing significant accessibility to the Dallas-Fort Worth metroplex. The project includes plans for residential units, commercial spaces, schools, and recreational facilities, with an estimated total value of $5 billion at build-out.

A key aspect of the discussion was the need for county participation in financing infrastructure, particularly through a Tax Increment Reinvestment Zone (TIRZ) and a municipal management district. The City of Grand Prairie has committed to a 70% participation rate, and the developers are seeking similar support from Johnson County. This financial collaboration is crucial for covering the projected $750 million infrastructure costs necessary to support the new community.

Concerns were raised regarding water supply for the development, with discussions highlighting the need for sustainable water management as the area experiences rapid growth. The City of Grand Prairie is preparing to provide water and sewer services, having conducted studies to ensure adequate resources for the anticipated population increase.
