Notably, one of the properties, located at 5300 Broken Sound, was an off-market opportunity that the current owner was willing to sell.
The majority of the properties toured were situated in the North Boca Raton submarket, which is defined by specific geographical boundaries. In conjunction with property evaluations, CBRE's workplace strategy team assessed the current utilization of City Hall, conducting interviews with department heads to develop a comprehensive space program for a future City Hall.
Ultimately, the City Council determined that the most cost-effective approach would be to construct a smaller City Hall downtown, approximately 30,000 square feet, while also pursuing the acquisition of the property at 6551 Park of Commerce for relocating city services. This combined strategy is projected to cost half of what it would take to build a larger facility downtown.
Brown highlighted that the acquisition cost for 6551 Park of Commerce is estimated at $247 per square foot, which is competitive compared to recent comparable sales in the area. The meeting concluded with an invitation for public comments, allowing community members to engage in the discussion.
