Developer proposes 240 new housing units near UNT Dallas to alleviate student housing shortage

Dallas is set to enhance housing options for students and faculty at the University of North Texas (UNT) Dallas, following a recent City Planning Commission meeting. Developers are moving forward with plans to construct 48 townhomes, each designed to accommodate five living spaces, effectively adding around 240 new rental units. This initiative aims to address the significant demand for student housing, as there is currently only one dormitory available at UNT Dallas, with a waiting list of several thousand students.

The project has garnered support from UNT's administration, with developer Mikhail Onom having engaged with the university's former president, Bob Maung. The townhomes will provide private bedrooms and bathrooms for students, while common areas will be shared, a model that has gained popularity in recent years as a viable alternative to traditional dormitory living.

In addition to housing, discussions at the meeting included plans for retail developments that would cater to the student population. Although specific partnerships have yet to be finalized, potential offerings include restaurants, recreational facilities, and personal services, all aimed at creating a vibrant community around the campus.

The commission also addressed broader planning efforts in the area, noting that a UNT Dallas aerial plan has been in place for nearly two decades. This plan is now beginning to materialize as developers show interest in the region, indicating a shift towards a more integrated live-work-play environment for students.

As the project progresses, it is expected to alleviate some of the housing pressures faced by UNT Dallas, providing essential accommodations for the growing student body and contributing to the overall development of the area. The commission's approval of the conceptual plan, which includes a commitment to maintaining 20% of the residential space as open areas, marks a significant step forward in this initiative.
