City Council approves Hunters Glen development plan amid water capacity concerns

The City of Columbia, TN, Council made significant strides in urban development during their recent meeting on July 9, 2025, approving a final plat for the Spawn Road area and a preliminary plat for the Legends at Hunters Glen subdivision. The council unanimously passed the final plat, which is a crucial step in advancing the development of larger lots in the area.

The preliminary plat for Legends at Hunters Glen, presented by Lehi Engineers and Surveyors, aims to develop a 54-acre parcel currently zoned for residential use. The proposal includes a density of 2.7 units per acre, with the potential for up to four units per acre under the existing zoning regulations. This development is an extension of the existing Hunters Glen subdivision and is designed to include civic spaces such as greens, playgrounds, and pocket parks, aligning with community needs for recreational areas.

A key discussion point was the water supply for the new development. Columbia Power and Water indicated that they could provide 500 gallons per minute, which falls short of the city’s requirement of 1,000 gallons per minute for fire safety. However, with the addition of a tanker truck, they can temporarily meet this requirement, alleviating immediate concerns about fire safety for single-family homes in the area. Long-term solutions are in the works, with infrastructure improvements expected to enhance water flow capacity within the next three to five years.
