Old West Austin Neighborhood Association backs rezoning at Sixth and Lamar

A significant step towards community-focused development was taken at the Austin Planning Commission meeting on July 8, 2025, as the Old West Austin Neighborhood Association (OANA) voiced strong support for a rezoning request at the intersection of Sixth and Lamar. This project, led by Endeavor Real Estate Group, has emerged from 24 months of collaboration between the developer and local residents, aiming to balance urban growth with the preservation of neighborhood character.

Sheila Lyon, representing OANA, highlighted key aspects of the proposal that reflect community priorities. The original design, featuring a 43-foot tower, has been scaled down to a maximum height of 112 feet along Lamar and 62 feet on Baylor, ensuring a respectful transition to nearby homes. The plan also includes significant pedestrian improvements, such as wider sidewalks and dedicated bike lanes, enhancing the area's walkability.

Moreover, the project commits to sustainable design practices, with 95% of parking to be underground and overhead utility lines buried. Lyon emphasized the importance of limiting short-term rentals to no more than 10% of the units, ensuring that the development remains a part of the community fabric.

OANA's support underscores the potential for successful partnerships between developers and neighborhoods, showcasing a model for future projects that prioritize community engagement and public benefits. The Planning Commission is now urged to approve this rezoning request, which promises to harmonize with the historic character of the area while fostering growth.
