City Council reviews Lloyd PUD zone change proposals for over 1700 acres

A significant zoning proposal took center stage at the League City Planning and Zoning meeting on July 7, 2025, as officials discussed the creation of three Planned Unit Development (PUD) overlay districts known as Lloyd North, Central, and South. Together, these developments will cover approximately 1,776 acres, strategically located between key thoroughfares and residential areas.

The Lloyd North PUD, spanning about 735 acres, is set to feature 1,378 single-family lots, with some commercial spaces included. Meanwhile, the Lloyd Central PUD, covering 245 acres, is primarily commercial, proposing 143 acres for business use and allowing for integrated multifamily housing in future developments. The Lloyd South PUD, the largest at 796 acres, will offer 1,259 single-family lots and include a 32.2-acre city park and a 4-acre fire station, both dedicated to the city.

City staff highlighted that the new proposals are less dense than the original 2006 PUD, which included more land and permitted standalone multifamily units. The 2025 plans focus on integrating multifamily housing into urban developments, ensuring a more cohesive community layout.

Staff recommended approval of all three PUDs, emphasizing their alignment with the city's comprehensive plan and the provision of adequate public amenities, including parks and schools. The next steps will involve further discussions and a final decision by the City Council, marking a pivotal moment in League City's growth and development strategy.
