A proposed modular townhome community is making waves in Indianapolis as the City Council's Metropolitan Development Commission considers a rezoning request from Carrollton Commons LLC. The plan, presented by attorney Misha Rabinovich and developer Eric Armstrong, aims to transform a long-vacant 1-acre site near College Avenue into a vibrant 25-unit community.
During the July 2 meeting, Rabinovich highlighted the project's potential to revitalize blighted properties in the Midtown area, emphasizing the need for affordable housing. The proposed development mirrors successful townhome projects in the vicinity, which have received prior approval from the commission. Notably, the site has remained undeveloped for over 25 years, surrounded by single-family homes and a commercial building.
The design includes three-bedroom units, each with dedicated garages, and features two access points from the alley. The project also addresses community concerns by incorporating additional guest parking and a landscaped amenity space with a gazebo for residents. Rabinovich noted that the development aligns with the city's Comprehensive Plan, which encourages increased density near transit lines and parks.
Support for the project is evident, with endorsements from the Reagan Park Neighborhood Association and neighboring residents. As the commission deliberates, the proposal stands as a significant step toward enhancing housing options and community engagement in Indianapolis.
