Vizcaya Museum initiates Phase 2 rehabilitation for historic village buildings

The City of Miami's Historic Environmental Preservation Board convened on July 1, 2025, to discuss significant rehabilitation plans for the Vizcaya Museum and Gardens. The meeting focused on Phase 2 of the Master Plan, which involves the restoration of five historic buildings within the Vizcaya estate, originally used for agricultural purposes.

The session began with a brief introduction by a board member, who acknowledged the staff's report and highlighted a minor adjustment regarding the use of the buildings. It was clarified that the rehabilitated spaces would serve museum functions, including flexible exhibit areas and presentation spaces, rather than educational uses, which had caused some confusion with zoning officials.

Jenny Gwynn, an architect from Bayer Blinder Belle, presented the detailed plans for the rehabilitation project. She emphasized that the project aims to preserve the historical integrity of the buildings while upgrading them to meet modern safety and accessibility standards. The five structures—stable, wagon shed, dairy barn, chicken house, and farmhouse—will undergo extensive restoration, including the replacement of building systems and the installation of wind-rated windows and doors.

Gwynn noted that the rehabilitation will adhere to the Secretary of the Interior's Standards for historic properties, ensuring that no changes to the buildings' footprints will occur. The project will also address life safety concerns and improve accessibility, particularly in the wagon shed, where an ADA-compliant entrance will be added.

The board discussed specific architectural details, such as the restoration of historic windows and the introduction of shutters based on historical evidence. The dairy barn will be transformed into exhibition space, while the chicken house will serve as a conservation lab. The farmhouse is designated for use as a research and archive library.

A notable aspect of the project is the installation of a new fence at the rear of the property to accommodate utility requirements and protect conservation activities. The meeting concluded with a discussion on the landscaping plans, which will restore historic planting in the courtyard area, enhancing the overall aesthetic and functionality of the space.

The board's approval of the plans marks a significant step in preserving Miami's cultural heritage while ensuring that the Vizcaya estate remains a valuable resource for the community. The next steps will involve finalizing the adjustments to the plans and moving forward with the rehabilitation work.
