Marion County's Planning and Zoning Commission has approved a significant land use change that will allow for the development of new residential lots within the Country Club of Ocala. During the meeting on June 30, 2025, the commission unanimously supported the request to rezone a portion of land currently designated as rural to medium residential use. This change will enable the construction of additional homes in an area that has seen limited residential development due to its previous zoning restrictions.
The site in question, located off Southeast Eightieth Street, is surrounded by existing residential properties and is currently part of a golf course. The applicant, representing the Country Club of Ocala, explained that the proposed change is necessary to facilitate the replatting of the land into smaller residential lots, which would not be possible under the current rural designation that allows only one dwelling unit per ten acres.
The commission's staff analysis indicated that the request aligns with the county's comprehensive plan and will not adversely affect the public interest. The area is characterized by large lot residential homes and agricultural uses, making the proposed development compatible with the surrounding environment.
In addition to the residential development, the commission also reviewed a separate application for a zoning change related to an RV park expansion. This proposal seeks to convert 20.27 acres of rural land to commercial use, allowing for the expansion of an existing RV resort. The applicant highlighted the high occupancy rates of the current RV park, particularly during the winter months, as justification for the expansion.
Both proposals reflect ongoing growth and development in Marion County, with the commission emphasizing the importance of ensuring that new developments are consistent with existing land use policies and community needs. The approval of these changes marks a step forward in accommodating the county's expanding population and enhancing residential options for residents.
