Hilliard City Council approves housing study to address population growth and affordability

Hilliard City Council has taken a significant step towards addressing the growing housing crisis in Central Ohio by approving a contract for a comprehensive housing study. This decision, made during the council meeting on June 23, 2025, aims to tackle the projected population increase in the region, which is contributing to rising housing costs and a shortage of available homes.

The housing study will provide crucial data on the current state of housing in Hilliard, including affordability gaps and the types of housing needed to accommodate the community's diverse population. With Central Ohio's population growing faster than new home construction, the study is expected to guide the city in developing strategies to meet its housing needs effectively. According to projections, Hilliard will require approximately 2,231 new housing units by 2032 to keep pace with this growth.

The council highlighted the importance of exploring various housing types, particularly "missing middle" housing, which includes duplexes and fourplexes designed to enhance affordability. This approach aims to ensure that Hilliard remains an inclusive community for residents of all ages, from young adults to empty nesters.

The study, expected to take about 12 months to complete, will also align with future zoning code updates, allowing the city to implement informed changes that reflect the community's housing needs.
