Grand Prairie is set to expand its residential offerings significantly following a recent planning and zoning meeting where city officials approved a boundary adjustment that incorporates an additional 718 acres into a master-planned development. This decision, made on June 23, 2025, aims to streamline the zoning process for the new acreage, which will be integrated into an existing plan development district.

The project, which encompasses approximately 1,920 acres, will feature a mix of residential options, including medium residential, estate residential, and open space. The medium residential area is particularly noteworthy, as it allows for a variety of housing types, including single-family homes, townhomes, and zero-lot-line homes. The flexibility in development types is designed to cater to diverse community needs and preferences.

Casey Stevenson, a representative from Huffines Communities, expressed enthusiasm for the project, highlighting its potential to become one of the premier communities in the Dallas-Fort Worth area. The first phase of development is already underway, with plans to have residents moving in by Christmas next year. This initial phase will include 404 single-family units, with lot sizes ranging from 50 to 85 feet.

The development has been well-received by the city’s Development Review Committee, which recommended its approval, emphasizing the project's alignment with Grand Prairie's growth strategy. The integration of this new acreage is expected to enhance the community's appeal and provide more housing options for residents.
