First on the agenda was an amendment to a previously approved Planned Development (PD), which sought to reduce utility easements from 10 feet to 5 feet and adjust street widths. John Harvey from Tillman Associates assured the commission that these changes would not increase the number of housing units or negatively impact surrounding properties. "We're not doing anything that's gonna cause adverse effects," he stated, emphasizing that the adjustments were necessary for engineering and design purposes. The second major discussion involved a request to rezone properties from multifamily residential (R3) back to community business (B2). Emily Johnson from the City of Ocala Growth Management Department explained that this change aims to accommodate future commercial development, reverting to a zoning classification that aligns with the area's existing commercial landscape. The properties in question are adjacent to established B2 and B4 zones, making the transition logical and beneficial for local business growth.
