Fort Pierce is set to undergo significant development as the Planning Board has recommended the annexation of an existing RV park into the city, along with a master plan development zoning application. This proposal, which aims to transition the site from residential mobile home zoning to planned development, includes plans for 33 new long-term recreational vehicle spaces and eight additional manufactured homes.
The site, currently home to 214 manufactured homes and various amenities, will see enhancements such as a new pool, cabana, and updated recreational facilities, including relocated pickleball and bocce courts. Access to the RV park will be improved with a gated entrance from Bryant Road, ensuring a secure and organized entry point for residents.
The proposed changes align with the city’s future land use goals, shifting from medium residential to low-density residential. The development plan has been shaped by extensive community outreach, with four meetings held to gather resident feedback, leading to adjustments in the proposal to better meet community needs.
Despite a required perimeter setback of 25 feet, the developers have requested a 20-foot setback due to the unique shape and conditions of the property, which the Planning Board has acknowledged. Importantly, no variances are being sought at this time, indicating a commitment to adhere to city regulations.
The Planning Board's recommendation for approval reflects a positive step towards enhancing local infrastructure and community amenities, with further improvements already underway, including renovations to the clubhouse and fishing pier. As Fort Pierce continues to grow, this development is poised to provide valuable housing options and recreational opportunities for residents.
