During the recent Planning and Zoning Meeting in Bee Cave on June 3, 2025, significant clarifications were made regarding the allocation of water and wastewater resources for a new townhome project. The West Travis County Public Utility Agency (PUA) approved a number of Living Unit Equivalents (LUEs) for the development, which has raised questions about the actual number of residential units that will be constructed.
The civil engineer for the project explained that the approved LUEs do not directly translate to the number of residential units. Instead, a ratio is applied, which in this case is 0.7 for townhomes. This means that while 55 units were discussed, the actual allocation is based on the LUEs, leading to a more accurate representation of resource needs. The engineer confirmed that sufficient water and wastewater resources have been reserved for all 55 units, alleviating concerns about potential shortages during construction.
Additionally, the meeting addressed the presence of fire lanes within the development. Questions arose regarding the visibility of these lanes on the plat, with assurances given that access for emergency services has been adequately planned. The final plat will include language confirming that access routes are designated for fire demand.
Another topic of discussion was the width of sidewalks adjacent to streets. While city standards require a minimum width of five feet, it was clarified that a four-foot sidewalk was deemed acceptable in certain areas based on the classification of the streets involved.
The meeting concluded with a review of easements related to drainage and utility access, confirming that all necessary legal documentation has been recorded to comply with city standards. This thorough examination of the project’s infrastructure and resource management highlights Bee Cave's commitment to responsible development and community safety. As the project moves forward, residents can expect continued updates on its progress and implications for local services.
