A proposed land use variance for an electric vehicle experience center took center stage at the Fishers Board of Zoning Appeals meeting on May 28, 2025. The variance, requested by Patch Development, aims to establish a facility for the sale, service, maintenance, charging, repair, and storage of new and pre-owned electric vehicles, specifically targeting Rivian, a leading electric vehicle manufacturer.
Andrew Greenwood, representing Patch Development, outlined the project’s location just east of Willow View Road and west of Masters Road, adjacent to notable landmarks like the Grama Racing headquarters. The proposed 41,000 square foot building is designed to blend seamlessly with the surrounding light industrial structures and is expected to enhance the area’s aesthetic appeal.
The variance is crucial as it allows for electric vehicle-specific operations, distinguishing it from traditional auto dealerships. Greenwood emphasized that the facility would not inventory non-electric vehicles, ensuring a focus on sustainability and minimal environmental impact. He noted that electric vehicles produce zero tailpipe emissions and are quieter than their gas counterparts, which aligns with Fishers' commitment to reducing noise and traffic disturbances.
The project is projected to create approximately 25 jobs, with a mix of service technicians and customer service roles. While specific wage details were not provided, the employment opportunities are seen as a positive addition to the local economy. The facility is also expected to support the city’s comprehensive plan by promoting sustainable transportation and diversifying the tax base.
City planner Grace Wiley confirmed that the site is zoned for municipal airport use and is intended for flex employment and research and development, making it a fitting location for the Rivian experience center. The proposal is still undergoing the tax process, with final site plans and architectural designs yet to be confirmed.
