The Design Review Board of Knoxville has approved plans for three new single-story homes on Texas Avenue, marking a significant step in the neighborhood's development. During the meeting on May 25, 2025, board members reviewed the site plans for the residences located at 920, 924, and 928 Texas Avenue, which will feature front gable roofs, asphalt shingles, and exterior bridal lap siding.
The homes will be set back 37.5 feet from the front lot line, with each residence designed to include an 8-foot deep front porch. The board noted that while the proposed parking pads are currently planned for the front of the houses, there is a recommendation to revise this to align with city guidelines, which prefer parking to be accessed from an alley or located to the side of the homes. This adjustment aims to enhance the aesthetic appeal of the neighborhood and maintain the character of the area.
Andrew Nugent, the applicant for the project, acknowledged the existing alley's poor condition, which has influenced the decision to place driveways in the front. He emphasized the need for city maintenance to make the alley a viable option for access in the future.
The board's approval is contingent upon the final site plan meeting city engineering standards, including the addition of a walkway from the front porch to the street and ensuring that the foundation is appropriately clad. The decision reflects a commitment to maintaining design integrity while addressing practical concerns about accessibility and neighborhood aesthetics.
