The analysis indicated that 90% of individuals in the lowest income brackets will remain in Athens if affordable housing options are available. However, as rent prices increase, particularly beyond $1,100 per month, the availability for locals diminishes sharply. At $2,100 per month, the market is predominantly occupied by migrants, with a notable influx from Asia and Atlanta, as well as new tech workers.
The findings also pointed to a growing market for a BIPOC middle class, which is currently underserved due to limited and expensive housing options. The report revealed that 90% of Athens residents earning $125,000 or less are now unable to afford homes, with the sweet spot for middle-income housing identified between $250,000 and $400,000. Above this price range, the likelihood of local buyers decreases significantly.
In response to these pressing issues, the Commission made several important decisions. They recognized the Covenant Presbyterian Church's youth group for their community service through an "Adopt a Highway" initiative.
