Wellington, Colorado, is set to see a significant shift in its housing landscape as the Planning Commission discussed plans for smaller lot sizes during their recent meeting on May 5, 2025. The proposal aims to introduce 4,000 to 5,000 square foot single-family lots, a first for the community, which has traditionally favored larger residential spaces.
Darren Roberson, a representative from Bassler Homes, emphasized the need for more attainable and affordable housing options in Wellington. The initiative is designed to diversify the housing market, catering to a range of residents from first-time homebuyers to those looking to downsize. The development will include a mix of single-family homes, multifamily units, and alley-load lots, marking a departure from the town's historical building patterns over the past few decades.

Subscribe for Free The commission discussed the potential for various housing styles, including one and two-bedroom homes, which can be built on narrower lots without compromising street infrastructure costs. This approach aims to keep housing prices down while increasing the number of units available in the area.
Additionally, the conversation touched on the possibility of incorporating multifamily housing in future phases of development. While the current phase focuses on single-family units, there is a plan to explore townhomes and attached units in adjacent outlots, contingent on sewer capacity and further approvals.
Commission members expressed the importance of addressing the community's rental needs, particularly for younger residents. The recent survey highlighted a lack of rental opportunities, prompting calls for the inclusion of more diverse housing options that could help retain younger generations in Wellington.
The commission is also considering commercial development in the area, which would be addressed in separate site plans. The phased approach to development will allow for gradual expansion, with plans to widen GW Bush and establish necessary infrastructure before moving forward with additional phases.
As Wellington prepares for these changes, the community can look forward to a more varied housing market that aims to meet the needs of its residents while fostering growth and sustainability.
