The South Burlington City Council has taken significant steps towards revitalizing a long-vacant Pizza Hut site, approving a new development plan that aligns with updated land development regulations. This decision, made unanimously last week, aims to transform the area into a mixed-use space featuring residential units and commercial opportunities, addressing community needs for housing and local business.
The redevelopment proposal faced challenges, including a previous denial from the Development Review Board (DRB) due to insufficient affordable housing units and the inclusion of a drive-through ATM, which was not permitted. After an appeal to the environmental court, the developers submitted a revised application that met the DRB's requirements, leading to its approval. The council's recent decision to ratify a stipulated judgment order will finalize all legal matters related to the project, allowing construction to proceed.

Subscribe for Free The approved plan includes three structures: a bank at the corner of the site, a mixed-use building with commercial space and apartments, and a three-story residential building with 27 to 28 homes and underground parking. The council emphasized the importance of adhering to new standards for electric vehicle (EV) ready parking and mandated the demolition of existing buildings by May 1.
In addition to the redevelopment discussion, the council highlighted the completion of an equity and planning outreach toolkit, which will enhance public engagement in city planning processes. The toolkit is designed to be a living document, continuously updated to reflect community needs and feedback.
Furthermore, the city has initiated a parks and open space master plan process, involving an advisory group that will work with consultants to gather public input and shape future green spaces in South Burlington.
