Toledo's City Plan Commission has approved a significant new cold storage facility aimed at addressing the pressing warehouse space shortage in the Tiffin and Millard area. The decision, made during the meeting on May 8, 2025, will enhance the operational capacity of Midwest Terminals, which has been struggling to accommodate its product storage needs.
The approved building will feature a 24-foot height, constructed with pre-engineered metal siding and a galvalume metal roof, designed specifically for cold storage without HVAC systems. Construction is anticipated to begin within 60 days, pending permit approvals, with hopes to complete the project by the end of the year.
The commission reviewed 24 conditions of approval related to the site plan and found no foreseeable issues in meeting these requirements. The approval process is expected to be streamlined, with no additional city council review needed for the overlay case.
In a separate discussion, the commission faced a request to vacate a 16-foot wide alley adjacent to residential lots. However, staff recommended disapproval due to concerns about potential illegal activities, including scrap operations and vehicle storage, which could negatively impact the residential area. The Division of Fire Prevention also opposed the alley vacation, highlighting the need for continued oversight in the neighborhood.
