Cooper City officials are taking decisive action to address ongoing building safety violations at Baffy Woods, a condominium community that has faced significant compliance challenges over the past four years. During a special magistrate code enforcement meeting on May 7, 2025, magistrate discussions highlighted the urgency of resolving outstanding building inspection reports and the need for community cooperation.

The meeting began with a focus on the building safety inspection program, which is mandated under the Florida Building Code. Chief Structural Inspector Mark Young reported that out of 55 required balcony repair reports, only 37 had been submitted, leaving 18 pending. The magistrate emphasized the importance of timely compliance, warning that failure to meet deadlines could result in fines for both the condominium association and individual unit owners.

Magistrate discussions revealed a history of non-attendance by Baffy Woods representatives at previous hearings, which has contributed to delays in compliance. The magistrate expressed dissatisfaction with this lack of participation, stating, “If your name, Baffy Woods, is on it, I expect somebody to be here.” He underscored that orders from the magistrate carry legal weight, and non-compliance could lead to serious consequences.

The meeting also addressed the financial burden on residents, with property manager Valentin Cubano noting that owners have already faced over $500,000 in special assessments related to the repairs. The magistrate acknowledged these financial realities but reiterated that compliance with building codes is non-negotiable.

Looking ahead, the magistrate scheduled a follow-up hearing for June 4, 2025, urging the community to ensure that all necessary reports are submitted by that date. He called on the homeowners association to facilitate access for contractors and engineers to expedite the inspection process, emphasizing that cooperation among residents is crucial for compliance.
