Johnson explained that the project, developed in partnership with Wiley Capital, aims to meet the growing demand for advanced manufacturing space. The county's financial commitment includes a lease program for a portion of the facilities, with a lease rate significantly below market value.
The total investment for the project is anticipated to exceed $55 million, with the economic development incentive grant structured to return 50% of the ad valorem taxes paid by the new business over five years. This model is designed to ensure that the county only pays out incentives based on actual new investments, minimizing financial risk.
Legal counsel Jennifer Slusher confirmed that the project meets all statutory requirements for economic development incentives, including job creation and capital investment. She noted that the anticipated economic impact could exceed $66 million, factoring in direct and indirect job growth.
The commissioners are expected to vote on the grant proposal in the coming weeks, with the hope that the Clayton Commerce Center will not only create jobs but also reverse the trend of local residents seeking employment outside the county.
