Cherryville Planning Commission approves Canyon Creek and Adlaca commercial developments

The May 5, 2025, Town of Schererville Plan Commission meeting commenced with the Pledge of Allegiance, followed by a roll call confirming the presence of all members. The minutes from the previous meeting on April 7, 2025, were approved unanimously.

The first agenda item addressed was Plan Commission Case 2557, concerning the Canyon Creek Planned Unit Development (PUD) Phase 5, located at 1795 Burr Street. Petitioner Jeff Yatsko, representing Altaf Holmes, sought secondary approval for an 18-lot residential subdivision. Correspondence from Nissan Engineering confirmed that the final plat submission complied with local regulations. Yatsko noted that this phase would complete the Canyon Creek subdivision, with road construction expected to begin shortly and anticipated completion in the following year. The commission voted 6-0 in favor of the motion to approve the secondary plat.

The second item on the agenda was Plan Commission Case 2558, the Adlaca Commercial Edition, located at 737310 West Lincoln Highway. Petitioner Sat Adlaca, represented by Taringa Engineering and Surveying, requested primary approval for a four-lot C-3 highway commercial subdivision. Correspondence from Nissan Engineering indicated compliance with the subdivision control ordinance. Discussion included the need for a culvert at the entranceway and the management of traffic flow through the site. After addressing questions from board members and the public, the commission voted to approve the primary plat, also unanimously.

The meeting concluded with a clear progression through the agenda, resulting in the successful approval of both development projects, which are expected to enhance the community's residential and commercial landscape.
