The St. George City Council made significant strides in urban development during its meeting on May 1, 2025, approving multiple zoning changes that promise to reshape the local landscape.
In a unanimous vote, the council approved an ordinance amending the city zoning map to change approximately 9.49 acres at 1923 South River Road from a single-family residential zone to a Planned Development Residential (PDR) zone. Council member Natalie Larson, who motioned for the change, expressed optimism about the property's future, stating, "This property's been around a few tries. So hopefully this is good."
Another key decision involved the addition of warehouse storage as a permitted use in the airport vicinity zones. This change, which was also passed unanimously, aims to accommodate growing interest from businesses in the area. Council member Michelle Tanner clarified that this warehouse storage is distinct from self-storage facilities, ensuring that the new use aligns with the city’s development goals.
Additionally, the council addressed the Tech Ridge development agreement, proposing an amendment that would allow the developer to acquire remaining property in a single purchase. This change follows a positive recommendation from the planning commission, which held a public hearing on April 22.
