A proposed skilled nursing facility is making waves in Miami-Dade County as developers seek approval for a project at 9025 Southwest 70 Second Street. During a recent government meeting, Victoria Mendez and her partner David Coviello presented plans for an 80-bed facility on a 2.5-acre site, which has been vacant since its acquisition in 2021.
The developers are requesting an unusual use permit to establish the skilled nursing facility, along with two variances: one to increase the floor area ratio (FAR) from 0.85 to 1.15, and another to reduce the required parking spaces from 17 to 81. Mendez emphasized that the five-story design is more suitable for the area compared to the maximum allowable nine stories, ensuring compatibility with the surrounding environment.
The site is strategically located near the Don Shula Expressway, with ample distance from single-family homes, surrounded by multifamily and commercial properties. Mendez assured that the project aligns with the general welfare of the public and adheres to zoning intentions.
As the proposal moves forward, the community is watching closely, with hopes that the facility will enhance local healthcare options while maintaining the character of the neighborhood. The next steps will involve further reviews and discussions to finalize the project’s approval.
