Planning Commission reviews Heartland At Hidden Hills residential development proposal

The Lincoln Planning Commission has taken a significant step towards expanding residential options in the community with the approval of the Heartland at Hidden Hills project. During the regular planning meeting on April 19, 2025, the commission reviewed a tentative subdivision map and development agreement for the proposed residential development, which will transform a 10-acre parcel into 14 single-family residential lots.

The project, located south of Oak Tree Lane, is part of the Village 1 specific plan area, which aims to develop over 1,800 acres into a vibrant community featuring 5,600 dwelling units and commercial spaces. The Heartland project will offer lot sizes ranging from approximately 5,560 to 54,316 square feet, catering to a variety of housing needs.

Key discussions during the meeting highlighted the integration of the Heartland project with existing infrastructure and future developments. The proposed layout includes approximately 5.5 acres of open space, which features a unique mining quarry and a central trail that will connect to the broader trail system within the Hidden Hills community. However, some concerns were raised regarding the lack of direct trail connections through certain open spaces, which will be addressed as the project progresses.

The development agreement, which is a requirement for projects within the Village 1 specific plan, outlines the responsibilities of the developer, including the construction of utilities and drainage systems. This agreement is designed to ensure that the project aligns with the city’s goals and policies, providing a framework for orderly development over the next 20 years.

The Planning Commission has recommended that the city council approve both the tentative subdivision map and the development agreement, marking a crucial step in the realization of this residential project. As the Heartland at Hidden Hills project moves forward, it is expected to enhance the community's housing landscape and contribute to the ongoing development of the Village 1 area.
