Lakeway officials are grappling with significant community concerns over potential traffic impacts from new developments, particularly the possibility of an HEB grocery store near the busy Highway 71 corridor. During a recent government meeting, residents expressed their worries about increased congestion, especially given that HEB could generate thousands of additional vehicle trips daily.
The discussion highlighted that while HEB has an approved site plan for the land across from Chase Bank, the company is not currently poised to build. Local leaders clarified that the store's construction hinges on meeting revenue benchmarks, which have yet to be achieved. "They haven't got enough of those days to justify a second store," one official noted, suggesting that it may take years before HEB considers expanding in the area.

Officials acknowledged the community's frustrations, emphasizing that while they cannot prevent HEB from building on its property, they can impose regulations on access roads to mitigate traffic issues.
In addition to the grocery store discussions, the meeting touched on a proposed car storage facility at Rough Hollow Bee Creek. While the project has received zoning approval, it remains in the early stages of development, with no construction permits issued yet.
As Lakeway continues to navigate these development challenges, officials are committed to keeping the community informed and engaged in discussions about the future of their neighborhoods.
